Where can I find out what my land is zoned and how does this relate to what I am rated on my rates notice?A Rating is not the same as zoning as they are determined under two separate pieces of legislation. The Local Government Act (1993) determines the Rating Categories which in Wollondilly. The Environmental Planning & Assessment Act (1979) and the Regulations (2000) to that Act are the main pieces of legislation which determine how Council can make changes to the Wollondilly Local Environmental Plan 1991 which determines amongst other things - zones, land uses and minimum lot sizes. The Regulations for the EP&A Act also set out how Council can make Development Control Plans (DCPs) for things like residential and rural development, Bed & Breakfast Establishments etc. These planning instruments determine what you can do in terms of development on your land and have no reference to the rating categories. The Wollondilly Local Environmental Plan 1991 currently has 30 zones in the following broad groupings: Rural (9 zones), Residential (2), Business (1), Industrial (2), Special Uses (2) and Special Uses-Water Catchment (2), Open Space Recreation (2), Environmental Protection (5) and Reservation (5). The largest zone types (in area) in Wollondilly Shire are the two Special Uses - Water Catchment Zones which together cover over 76% of Wollondilly Shire's 2,555km2.
