What sort of information and level of detail does Council need in a rezoning application?

Generally Council officers require information about the site which will enalbe planners to assess the merits of the requrest. This will require that as a minimum information is provided addressing the site's location, physical characteristics, existing and proposed soznes, rationale for the proposed zone (eg site is supported for industrial by provision of an Industrial Lands Study for the area, is identified in the Wollondilly Vision 2025, etc.), and preliminary assessment of impact in respect of (and as applicable):

  • Flora and fauna;
  • Bushfire;
  • Water Catchment or water quality;
  • Mineral Resources and mine subsidence;
  • flood;
  • heritage items;
  • Air quality;
  • Traffic and transport
  • Community services
  • Water and sewer infrastructure;
and any other Ministerial directions and regional or local plans, policies and strategies which affect the site. It is strongly advised that applicants discuss their proposals with Strategic Planning Officers before lodging such applications in order to establish where an application will be supported in terms of the current strategic planning framework. Council currently has a standing order to notify all adjoining neighbours upon the receipt of any rezoning request.
